When in season, guests may take advantage of free produce (fruit, tomatoes, greens) from the vegetable garden. All guests are personally welcomed by the owners and will receive personal attention and care during their stay. Everything possible will be done to assure a very pleasant holiday. There are few places where you can find serenity, explore medieval hill towns, Etruscan art, artefacts and historic cities, and enjoy great food and extraordinarily welcoming hosts. Fontanaro offers all that and much more. The estate is located 1 km from the walled city of Paciano , a perfectly restored 13th century medieval village located in a peaceful, unpolluted and scenic location. There is a view of Lake Trasimeno and the lights of Chiusi and Cortona in the distance. The town is constructed on the peak of a hill 400 meters above sea level. In 1992, the European Community named Paciano " un villaggio ideale ". Thus, it is known as one of the top ten villages in Italy for its idyllic setting and quality of life. The restaurants of the area serve typical cuisine representative of the rich Umbrian and Tuscan gastronomic culture. Less than a one hour drive from Fontanaro, you can explore and enjoy Assisi , Perugia , Deruta, Montalcino, Montepulciano, Orvieto, Pienza, Cortona, Chiusi and a host of Etruscan architectural gems in Umbria and Tuscany .

Located in Umbria ,"the green heart of Italy " on the border of Tuscany , the property is set on 40 acres with 2.000 olive's trees and a small vineyard, 60 year's old of Sangiovese's grapes. The view lends itself to rolling green hills facing breathtaking sunsets and sunrises. The main house has 3 apartments containing a 3 bedroom/ensuite, a 2 bedroom/ensuite together with a 1 bedroom/ensuite. Separately there are two 1 bedroom villas, perfect for couples or a Honeymoon pair. Excellent for small wedding parties of up to 16 people.  Wine tasting on Sunday and Monday.  Cooking classes can be arranged on other days.   The farm house, built in 1893 , is beautifully restored with modern comforts. It is surrounded by a large grass lawn with lemon trees, an extensive collection of old English roses, a great variety of many flowers and a vegetable garden. There is a bread oven , Weber barbecue and a large private Infinity swimming pool (14x6m) with a maxi Jacuzzi.

Cancellation policy

No refunds if booked within 90 days of departure/arrival dates. Deposits are non-refundable. Travel insurance is strongly suggested. A waiver must be on file prior to sending funds to Europe.

Deposits

A 50% deposit is due upon booking. A refundable Security/Damage deposit is required upon arrival on site (some at the time of final payment.) See invoice/request amount. Our agency has NO control over security deposits, as most are paid on site upon arrival (in cash and in local currency.) Taxes and final cleaning deposits, if not included in rental price, are to be paid on site in local currency.

Other fees

There is a $125 USD administration fee. All tourist taxes are to be paid on site. Due to the high incidences of fraud involving checks, cashier's checks and credit cards, we have changed our policy regarding funds. Clients are responsible for all currency exchange charges ($40 per wire transfers.)

Other policies

Once the booking request is accepted by the owner, all funds MUST be received by wire transfer within 3 days of booking. There are no exceptions. Currency exchange rates change daily and may change between initial and final deposits. In some areas, owners or countries state travel insurance protection is REQUIRED. Personal cell phone use is desired by rental owners, since security deposit returns can take more than 60 days when waiting for phone bill charges, for which you are responsible.

Vacation Rental Insurance is available and strongly suggested to protect you. Cancellation policies vary and all deposits are non refundable.
